• Where it sits. Water frontage, walking distance to a downtown, and minutes to the lifts, in that order.
• Bathrooms against beds. A five bedroom with two baths does not rent like a five bedroom with four.
• Hot tub, and whether it runs in winter. This is the single most requested amenity in a ski market.
• Whether you allow dogs.
• How many weeks you want to keep for yourself, and which ones. Holding the Fourth of July and Christmas week changes the math more than any amenity on the list.
• Whether you would accept a three night minimum in the shoulder seasons, or only full weeks.
